PrairieView at Morgan Creek, a new 459 acre community development, was recently annexed by the Village of Oswego in Kendall County, Illinois. PrairieView is the creation of SouthStar Development Partners, Chicago, LLC. It is located in the hot Fox Valley Corridor, forty five miles southwest of downtown Chicago. The community is bounded by Collins Road, to the north and Reservation Road, to the south. PrairieView is divided by Morgan Creek and a spectacular 275 acre open space, most of which will be restored to a natural prairie.

The community will feature 362 single family homesites in three distinctive neighborhoods, an elegant entry, premium lots with unobstructed views of the prairie, a ten foot wide, meandering bike path/running trail, access points to the prairie and other distinctive landscape architectural details. The variety of lot sizes and premium possibilities will make this community ideal for multi-product builders.

Neighborhood One
contains 88 finished homesites which will have a minimum frontages of 85' and 12,000 square feet. The 194 homesites in Neighborhood Two have minimum 90' frontages and 15,000 square feet with sizes ranging up to 120' of frontage and 30,000 plus square feet. Neighborhood Three, located on the west side of the prairie, contains 80 homesites, all with 90' minimum frontages and 15,000'.

Water service will be provided by the Village of Oswego, along with sewer service from The Fox Metro Water Reclamation District.

Lots in all three neighborhoods will front on to a large, 275 acre open space. A 198 acre prairie will be donated to the Kendall County Forest Preserve. An additional 43 acres will be contributed to the Oswegoland Park District. The remaining 34 acres, adjacent to the prairie, will be owned by the "Home Owners Association". Included in the "HOA" acreage are six retention ponds which will add to the premium view potential for those lots.

Common elements will include a unique prairie style marketing scheme of entries, two bridges crossing flowing streams and public access points along the prairie area.
